What is
Home Staging?

Home Staging is styling and furnishing a property for sale or rent in such a way as to enhance its attractiveness to potential buyers or tenants. Home Staging was born in the early 70s in the United States and spread throughout Europe during the 2000s where it has more and more followers.

The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for top dollar, since it drastically limits the negotiation margin of the sale or rental price.

Staging techniques focus on improving a property’s appeal  and involves decluttering, organizing, getting rid of unnecessary and personal items like pictures, neutralizing the décor and redecorating in the most attractive and neutral way possible to appeal to as many buyers as possible.

Through neutralization, beautiful decoration and real estate photography, this real estate marketing technique allows buyers to see a home’s true potential. Rather than forcing buyers to see past outdated furniture or imagine life in empty rooms, you can make them feel at home from the moment they step through the front door with professional home staging.

Staging techniques are also used for the creation of show flats in newly-built buildings for prospective buyers to view and with the aim of facilitating the sale.

Staging a home does not imply major reforms or carrying out interior design work.

The average time to sell a home in Spain is almost 9 months while staged homes get a contract within 1 month and 6 days (7 times faster!). In the case of rentals, the properties spend 10 times less time in the market: 3.5 months versus 10 days.

Enhancing a property increases its attractiveness and will make buyers attribute more value to the home and therefore will be less inclined to negotiate a lower price.

Staged homes are often sold or rented for more money.
